Quick answer

God promises to meet with Israel there, and the place will be sanctified by His glory. God's own presence is what makes the sanctuary holy.

Overview

It is not the structure but Yahweh's glorious presence that consecrates the meeting place. This anticipates the cloud of glory that would fill the tabernacle in Exodus 40. The same glory dwelt bodily in Christ (John 1:14) and now indwells His people, the temple of the Holy Spirit (1 Corinthians 6:19).

Christ at the center

The Passover lamb whose blood turns away death, the exodus through the sea, the manna, the rock, and the tabernacle where God dwells with his people all foreshadow Jesus — our Passover, our redemption, the bread from heaven, and God-with-us in the flesh.
